- Can my SMSF buy this?
- Yes. Units are industrial-zoned, strata-titled and used wholly for business purposes — Business Real Property eligible under the ATO's Sole Purpose Test. Each unit sits on its own title, so a standard Limited Recourse Borrowing Arrangement (LRBA) applies. SMSF eligibility notes are in the Information Memorandum.
- What's the real cost including GST and stamp duty?
- From $615,000 + GST is the published ex-GST price. Owner-occupiers who are GST-registered typically claim the GST back; SMSF buyers usually do not. Worked examples for both, plus stamp duty estimates, are in the Information Memorandum. Final treatment depends on your accountant.
- Can I unload trucks or containers?
- Yes. Electric roller doors are above standard container height — 20-foot containers and loaded trucks drive straight in. The site has a dedicated container loading zone and drive-in / drive-out truck access.
